Nella tranquilla cittadina californiana di Cuesta Verde vivono i Freelings, una famiglia composta da Steve e Diane, con i loro tre figli, Dana, Robbie e la piccola Carol Anne. La loro quieta esistenza viene turbata una notte, quando Carol Anne viene sorpresa a parlare, da sola, rivolta allo schermo del televisore, e poco dopo annuncia ai genitori: "Sono arrivati!".
Da quel momento strani fenomeni di natura soprannaturale iniziano a manifestarsi nella loro casa. La famiglia non sembra particolarmente spaventata, almeno finché, durante un violento temporale, Robbie non viene catturato da un albero del giardino i cui rami lo strappano a forza dal proprio letto, quasi animati di vita propria. Mentre la famiglia cerca di trarre in salvo il ragazzino, Carol Anne, rimasta sola nella sua cameretta, viene risucchiata da un vortice luminoso apparso dal nulla e scompare senza lasciare traccia. Quando ormai i familiari disperano di trovarla, la sua voce si fa sentire appena percettibile attraverso l'audio del televisore, soffoccata dai rumori di fondo. Steve non ha più scelta, e seppure scettico, decide di rivolgersi ad un gruppo di studiosi di parapsicologia, che non tardano a convincersi che la casa dei Freelings è teatro di sorprendenti fenomeni paranormali. A questo punto non resta che invocare l'intervento di una medium, che offre una spiegazione convincente di quello che sta accadendo, anche se inevitabilmente irrazionale. Carol Ann è stata misteriosamente strappata dalla realtà quotidiana, ed è prigioniera in un ineffabile ed invisibile limbo, collocato a metà strada tra il mondo concreto dei vivi e quello eterno dell'aldilà. In questa sorta di territorio intermedio si raccolgono anche le anime dei trapassati che non hanno ancora potuto convincersi di non essere più vive, e vagano inquiete senza rassegnarsi ad imboccare il sentiero di luce che li porterebbe verso un nuovo stadio dell'esistenza. In questo territorio imtermedio si è insediata tuttavia anche una paurosa entità demoniaca, una sorta di parassita psichico che si approfitta e si nutre dell'energia spirituale delle anime dei fantasmi sue prigioniere, ma che in seguito ha trovato in Carol Ann una preda più vivida e più forte di cui servirsi. Questo mostruoso avversario tiene vicina a sé la bambina, nonostante lei non sia morta e non appartenga dunque a quella dimensione, e se ne serve come esca per trattenere anche tutte le anime dei morti.
Con un rito esoterico, la medium permette a Diane, la madre, di avventurarsi a sua volta fisicamente attraverso questa dimensione eterea, di trovare la bambina e di riportarla all'esistenza concreta. Non solo: la donna riesce a guidare spiritualmente le anime disperse dei defunti che sono raccolte intorno alla casa ad avviarsi verso la luce eterna, lasciando quel luogo intermedio in cui per tanto tempo sono rimaste intrappolate. Nel frattempo Steve ha scoperto che l'impresa edile che ha edificato la loro casa, presso cui anche lui lavora, per bieche ragioni di risparmio ha costruito il complesso edilizio sul terreno di un vecchio cimitero, senza curarsi di trasportare altrove le tombe. In altre parole, l'amena abitazione dei Freelings è stata costruita su un camposanto abbandonato. Quando tutto sembra risolto per il meglio, i Freelings si preparano a traslocare. Ma mentre sono già pronti a lasciare la casa, gli strani fenomeni riappaiono con forza ancora più spaventosa. La famiglia assiste impotente alla furiosa vendetta della creatura demoniaca dell'altra dimensione. Il mostro invisibile, rimasto privo della compagnia delle anime perdute, scatena contro di loro una rabbiosa serie di attacchi, arrivando persino a far emergere le bare sepolte sotto le fondamenta della villetta. Di fronte all'esplosione di tutte queste tremende forze soprannaturali, che hanno preso il totale controllo della casa, la povera famiglia si dà ad una fuga precipitosa e trova rifugio in un vicino motel... non prima di aver sbattuto fuori il televisore della stanza. Steven y Diane Freeling viven una vida tranquila en una comunidad planificada California llamada Cuesta Verde, donde Steven es un exitoso promotor inmobiliario y Diane es una ama de casa que cuida de sus hijos Dana, Robbie, y Carol Anne. Steven and Diane Freeling (Craig T. Nelson and JoBeth Williams) live a quiet life in a California planned community called Cuesta Verde, where Steven is a successful real estate developer and Diane is a housewife who cares for their children Dana (Dominique Dunne), Robbie (Oliver Robins), and Carol Anne (Heather O'Rourke). Carol Anne awakens one night and begins conversing with the family's television set, which is transmitting static following a sign-off. The following night, while the Freelings sleep, Carol Anne fixates on the television set as it transmits static again. Suddenly, an apparition blasts from the television screen and vanishes into the wall, triggering a violent earthquake in the process. As the shaking subsides, Carol Anne announces "They're here." Bizarre events occur the following day: a drinking glass spontaneously breaks, silverware bends and the ghosts move furniture on its own accord. The phenomena seem benign at first, but quickly begin to intensify. That night, a gnarled backyard tree comes alive and grabs Robbie through the bedroom window. While Diane and Steven rescue Robbie before the demon tree swallows him, Carol Anne is sucked through a portal in her closet. The Freelings realize she has been taken when they hear her voice emanating from a television set. A group of parapsychologists from UC Irvine — Dr. Lesh (Beatrice Straight), Ryan (Richard Lawson), and Marty (Martin Casella) — come to the Freeling house to investigate and determine that the Freelings are experiencing a poltergeist intrusion. They discover that the disturbances involve more than just one ghost. Steven also finds out in an exchange with his boss, Lewis Teague (James Karen), that Cuesta Verde is built where a cemetery was once located.
After Dana and Robbie are sent away for their safety, Lesh and Ryan call in Tangina Barrons (Zelda Rubinstein), a spiritual medium. Tangina states that the spirits inhabiting the house are lingering in a different "sphere of consciousness" and are not at rest. Attracted to Carol Anne's life force, these spirits are distracted from the real "light" that has come for them. Tangina then adds that among these ghosts, there is also a demon known as the "Beast", who has Carol Anne under restraint in an effort to manipulate the other spirits. The assembled group discovers that the entrance to the other dimension is through the children's bedroom closet, while the exit is through the living room ceiling. As the group attempts to rescue Carol Anne, Diane passes through the entrance tied by a rope that has been threaded through both portals. Diane manages to retrieve Carol Anne, and they both drop to the floor from the ceiling, unconscious and covered in ectoplasmic residue. As they recover, Tangina proclaims afterward that the house is now "clean". Shortly thereafter, the Freelings begin the process of moving elsewhere by packing up their belongings. During their last night in the house, Steven attends a meeting with Teague, while Dana goes on a date, leaving Diane, Robbie, and Carol Anne alone in the house. The "Beast" then ambushes Diane and the children, attempting a second kidnapping. Though at first trapped in the house, Diane and the children eventually escape to the outside only to discover coffins and rotting corpses erupting out from the ground in their yard and throughout the neighborhood. As Steven and Dana return home to the mayhem, Steven realizes that rather than relocating the cemetery for the development of Cuesta Verde, Teague merely had the headstones moved and the bodies left behind, desecrating the burial grounds. The Freelings flee Cuesta Verde while the house itself implodes into another dimension, to the astonishment of onlookers. The family checks into a hotel for the night, and Steven shoves the room's television outside onto the balcony
