Steve e Diane Freeling, con i figli Robin e Carol Anne (l'altra figlia, Dana, non vive in casa per impegni universitari), si sono temporaneamente trasferiti nell'abitazione della madre di Diane per via della scomparsa della loro casa causata, un anno prima, dallo scatenarsi dei fenomeni di Poltergeist. Questi ultimi causati dalle anime dei morti sepolti nel cimitero su cui l'impresa edile di Steve, a sua insaputa, costruì un intero quartiere (compresa la casa della famiglia Freeling) senza però spostare le tombe interrate. E per tale motivo che le anime di questi defunti non hanno trovato pace. Intanto la famiglia Freeling, dietro un'apparente spensieratezza, vive con Steve costretto a fare il rappresentante di aspirapolveri dopo aver perso il lavoro, con il terrore dei televisori dopo le faccende del primo film (anche se Robin lo vorrebbe tanto) e lottando con la compagnia di assicurazione che non è disposta a sborsare nulla per risarcire la loro vecchia casa che non esiste più. La figlia più piccola, Carol Anne, sembra star bene in casa della nonna la quale confessa alla bimba di avere dei poteri di chiaroveggenza e che degli stessi poteri è dotata anche lei. La madre di Diane morirà la mattina seguente ma per Carol Anne non è una sorpresa: durante la notte, col suo telefono a giocattolo, parla con la nonna che è già nell'aldilà. Una notte i fenomeni di poltergeist si scatenano nuovamente con la famiglia Freeling costretta ad abbandonare in fretta e furia la casa. Dopo una nottata in un bar, rientrano assieme a Taylor, un indiano dotato di grandi capacità sovrannaturali mandato da Tangina Barros: la eccentrica sensitiva che li aveva aiutati un anno prima. L'indiano si stabilizza in casa e spiega come fare per lottare contro questi fenomeni. Qualche mattina dopo, alla porta dei Freeling viene a far visita un certo Reverendo Henry Kane: malefico uomo eccentrico con un abbigliamento abbastanza fuori moda (è vestito come usavano vestirsi i mormoni nell'800). Carol Anne, alla vista di Kane, prova subito un gran disagio. Stessa cosa anche per la madre. Il reverendo insiste nel far diffidare di Taylor dicendo di far parte di un'organizzazione che difende le famiglie in crisi. Insiste di voler entrare in casa, ma Steve rifiuta con gran stizza di Kane che poi, rassegnato, va via sparendo. Si scoprirà essere uno spirito maligno di un maniaco vissuto nel XIX secolo. Infatti, il reverendo Kane era il capo di una setta religiosa. Lui e i suoi adepti si chiusero in una buca aspettando il giorno in cui Kane predisse la fine del mondo. Morirono tutti nella buca situata sotto la vecchia casa della famiglia Freeling. Ora Henry Kane è uno spirito che vive in una dimensione persa tra il mondo dei vivi e l'aldilà. Per trovare la giusta strada, vuole rapire Carol Anne. E per raggiungere tal scopo, tenta in tutti i modi di insidiare la famiglia. Riesce per pochi minuti anche ad entrare nel corpo di Steve. Diane, Steven, Robin, Carol Anne, aiutati da Taylor e Tangina, tornano a Cuesta Verde, la cittadina ormai abbandonata dove vivevano. Scenderanno nelle catacombe situate sotto la vecchia casa per sconfiggere Kane e liberare Carol Anne dal tormento che lo spirito le affligge. Ma proprio questi la rapisce e tutti gli altri membri della famiglia entrano in questa "altra dimensione" per riprendersi la bambina e dare il colpo di grazie finale al reverendo. Quando la bambina sembra perduta, quando tutto sembra irrimediabile, ci penserà lo spirito della madre di Diane a portare Carol Anne nella loro direzione e a disperdere Kane nell'oblìo.  One year after the events of Poltergeist, Cuesta Verde, the Freelings' neighborhood from the first film, is being evacuated and turned into an archaeological paranormal dig, centered around the spot where the Freelings' home stood before it imploded. The excavation leads to the discovery of an underground cave by a ground crew. Its existence is revealed to psychic Tangina Barrons (Zelda Rubinstein), who tells a friend of hers, Taylor (Will Sampson), a Native American shaman. After investigating the cave for himself, Taylor realizes that Kane (Julian Beck), a deceased, insane preacher, has located Carol Anne and goes to defend her. The Freeling family, Steven (Craig T. Nelson), Diane (JoBeth Williams), Robbie (Oliver Robins), and Carol Anne (Heather O'Rourke), has relocated to Phoenix, Arizona and now live in a house with Diane's mother, Jessica "Grandma Jess" Wilson (Geraldine Fitzgerald). Having lost his real estate license, Steve is reduced to selling vacuum cleaners door-to-door while filing repeated insurance claims to cover the missing home. Grandma Jess is highly clairvoyant, and says that Diane and Carol Anne are clairvoyant as well. Grandma Jess later dies from natural causes, but not before telling Diane one last time that she'll always "be there" if she needs her. Taylor shows up as Kane begins his first assault on the home. Unable to get in through the television as the family has removed all television sets from the home, Kane's minions are forced to find another way in, this time through Carol Anne's toy phone. The attack fails, and the family gets out of the house quickly. Taylor introduces himself and convinces them that running would be a waste of time since Kane would only find them again, and they return to the house, which Taylor has made safe for the time being. Kane himself shows up at the home one day in human form, and demands to be let in, but Steven stands up to him and refuses. Taylor congratulates him for resisting Kane, and then takes Steve out to the desert and gives him the Power of Smoke, a Native spirit that can repel Kane. Tangina shows up at the house and helps Diane to understand the history of Kane and how he became the Beast that is now stalking the family: he was once a man, the Reverend Henry Kane, who led his followers into the cave because he believed the end of the world was coming, then leaving them to die after the date he predicted came and went. Because he was so evil, Kane became a monster after death. Taylor warns the family that Kane is extremely clever, and will try to tear them apart. One night, Steven lets his guard down and gets drunk, swallowing a Mezcal worm that is possessed by Kane, who temporarily possesses him. He attacks and tries to rape Diane, who cries out that she loves him. Steven then vomits up the worm possessed by Kane, which grows into a huge, tentacled monstrosity. In this form Kane attacks Steven from the ceiling, but Steven uses the smoke spirit to send him away. The Beast then decides on another assault, and this time, the family decides to confront the Beast on his own turf, the Other Side. The Freelings return to Cuesta Verde and enter the cavern below their former home, where Kane pulls Diane and Carol Anne over into the Other Side. Steven and Robbie jump in after them through a fire started by Taylor. On the Other Side, Steven, Diane, Robbie, and Carol Anne unite, but Kane (now a horrifying, gigantic monster) grabs Carol Anne. Taylor gets a charmed Indian lance into Steven's hands, and Steven stabs Kane with it, defeating the monster and causing him to fall into the afterlife. Carol Anne nearly crosses over into the afterlife as well, but Grandma Jess' spirit appears and returns her to the family.
